STEP Stuttgarter Engineering Park is a nine-building technology campus in Stuttgart-Vaihingen — wholly owned by L-Bank — offering companies the planning security and infrastructure to grow from startup to enterprise without changing address. The campus runs across flexible, scalable floorplates that combine glass-and-steel architecture with modern, functional design, and connects directly via fiber optic to the University of Stuttgart and the Baden-Württemberg research network (Belwue), giving tenants academic-grade connectivity few private parks can match. A full-service environment means daily cleaning, a staffed reception, conference and meeting rooms, high-speed Wi-Fi, and postal services sit alongside genuinely rare on-site amenities: a certified daycare (Kita Steppkes), a hairdresser, and a bank branch. Neighbors include Microsoft, DLR, and Mercedes-Benz Tech Innovation — a roster that reflects the park's standing as Stuttgart's most prestigious engineering and technology address. On-site car parking and lift-served, step-free access across all buildings round out the practical offer.

12 Wankelstraße, 70563, Stuttgart, Germany
STEP is situated in Stuttgart-Vaihingen, the city's primary business and technology district in the southwest of Stuttgart. The campus sits directly adjacent to the Kreuz Stuttgart motorway interchange, one of Baden-Württemberg's most significant road junctions, making it straightforward to reach by car from the A8 or A831 — and on-site parking removes the friction that plagues central-city offices. Public transport is served by the Stuttgart U-Bahn at Fauststraße, linking the campus to Stuttgart's wider rail and transit network. The immediate surroundings reflect the district's character: Meitnerstraße, Gropiusplatz, Curiestraße, and Zusestraße form a cluster of streets named after scientists and engineers, placing STEP firmly inside Stuttgart-Vaihingen's established tech corridor. The University of Stuttgart's research infrastructure is not merely nearby — it is physically connected to the campus via a dedicated fiber-optic link to the Belwue Baden-Württemberg research network, making the academic ecosystem a practical daily resource rather than a talking point.
The park is located at Wankelstraße 12, 70563 Stuttgart (Stuttgart-Vaihingen district), near the Kreuz Stuttgart motorway interchange. A site map (Lageplan) is available for download on the website to help navigate the multiple buildings (STEP 1–9) on the campus. Each building has its own entrance; visitors should confirm the specific building number with their contact before arriving. Car parking is available on the campus.
STEP Stuttgarter Engineering Park is 100% owned by L-Bank, the state development bank of Baden-Württemberg. This public ownership model guarantees long-term operational stability and planning security — tenants can sign longer lease commitments without the risk of a private sale or change in park strategy.
Review summary
Reviewers of STEP Stuttgarter Engineering Park raise consistent concerns about on-site dining: the absence of a canteen is frequently noted, and the on-site bistro is seen as a costly and insufficient substitute, with food trucks available only a few days a week at elevated prices. Parking and accessibility also draw criticism, with too few underground spaces and not all areas being barrier-free. Public transport connections are regarded as a genuine strength. The location in a business park receives mixed views — functional for work, but unappealing after hours.
