Boffice Pasila is a toimistohotelli — an office hotel — rather than a coworking floor: every one of its twelve rooms is private, lockable and let to a single company. Sizes run from 11 m² for a solo founder or a pair, through 16.5 and 24 m², up to 27.5 m² for a team of five or six, all on one recently renovated fifth-floor corridor. There are no hot desks and no drop-in memberships; what you rent is a door of your own, with a shared kitchen, a lounge and bookable meeting rooms behind it. Tenants get 24/7 access, 30 hours of meeting-room time a month at no extra charge, a mailbox and business address, and two keys. Rooms can be styled to your own company look, or you can add Boffice's furniture package per workstation. Rent is flat: no service charges, no per-head fees, no set-up or exit costs.

Länsi-Pasila sits a couple of kilometres north of Helsinki's centre and has grown into the city's second business district. The nearest landmark is Mall of Tripla, three minutes on foot: more than a hundred shops, a late-opening supermarket, a cinema and a floor of restaurants and cafés — Fazer Café and JOE & THE JUICE among them — where most of the neighbourhood eats lunch. Pasila railway station sits inside the same complex, which makes this one of the best-connected addresses in Finland. Around it the district runs to public bodies and media: Yle's broadcasting campus and the Messukeskus exhibition centre are both a short walk away, and Ravintola Windsor serves lunch on the ground floor of the building itself. Esterinpuisto, a small park, is a minute south of the door, with Susannanpuisto a little further west. It is a weekday district — busy at lunchtime, quiet after six.
Boffice Pasila occupies the fifth floor of Maistraatinportti 4; the rooms are numbered 501 to 514. The street-level lobby and the Boffice floor both open with a key, access fob or door code, all issued once the deposit is paid — keys are collected from a pickup locker at Boffice Rautatieasema (Kaivokatu 10) or Postitalo (Elielinaukio 2 F), never handed over in advance. Move-ins go through the building's main doors; there is a goods lift and wheeled dollies in the supply cupboard, and a van may have to stand on the footpath while it is unloaded. Car and bicycle parking are in the surrounding streets and must be arranged separately; the building has no EV charging. The nearest stop is Maistraatintori, about a minute away, and Pasila station is roughly a six-minute walk.
