Methodology
How we build the Flex Market Reports.
Each report reads prices from the venues listed on One Coworking. This page says what we count, what we leave out and what we never publish, so you can judge the numbers yourself.
What we measure
Five prices per city: a day pass, a monthly hot desk, a monthly dedicated desk, a small private office (1–3 desks) per desk per month, and a meeting room per hour. Each report shows the median and the middle half of the prices, meaning a quarter of the prices sit below that range and a quarter above it.
Where the prices come from
Operators' own websites, chain location pages, availability lists and direct confirmation from the operator. Prices from third-party directories are excluded, and so is any row where we could not read the price and unit with confidence. A hidden offering never feeds a published number.
How we count
One observation per venue and price point, so a chain that publishes one rate across 14 room sizes counts once, not 14 times. Office prices are divided by the room's stated capacity. Per-desk values outside €100 to €1,500 are dropped as mislabelled. Prices in other currencies are converted to euros.
Small samples
A price needs at least 5 observations to appear at all. A small-office median also needs at least 5 venues with no operator above a quarter of them, and all the brands of one group count as one operator. A district's median needs 5 observations too, and a district with fewer than 6 venues is folded into an other-districts row. Every price carries a label: a broad sample means at least 20 venues with no operator above a quarter of them, and a limited sample means anything less.
VAT
Prices are shown as each operator publishes them. We do not add or remove VAT, because most operators do not say which basis they publish on, and guessing would turn an unknown into a false fact. Each report and dataset states how many of its prices do say.
Quoted prices
Some reports add an index of what operators quote in writing for private offices, by office size. These are quotes, not signed deals, and we count one per room per month. A quote counts only if the operator entered it or one of our team confirmed it. We publish an index against the city median, never a price: a size band needs at least 10 quotes, a city needs at least two bands, and the window is the trailing 12 months.
Price trend
Once a month we store the price behind each number. Month-on-month change compares only venues present in both months and needs at least 10 of them, so a venue opening or closing never reads as a price change.
How fresh it is
The numbers recalculate daily from our database. Operator prices are re-checked on a rolling basis, and each report shows the median age of the prices it uses.
How we earn
One Coworking earns commission from workspace operators when a client books or signs through us, so we have an interest in this market. The numbers come from operators' published rates, not from our commission terms.
Corrections and citations
If a number looks wrong, or your own price has changed, write to press@onecoworking.com. To cite a report, name it, for example One Coworking Berlin Flex Market Report. Each report links a CSV of its aggregates.
What we never publish
- A quoted price, in euros, in any report or dataset.
- A signed price or the terms of a client's deal.
- A breakdown of quotes by operator.
- Venue-level rows in a dataset.
