Die Villa Leipzig is a beautifully restored Gründerzeit villa — built between 1898 and 1900 and now a listed heritage building — that trades period character for none of the modern conveniences. Spread across four floors, the workspace fills naturally lit rooms with fully furnished desks, lounge seating, a game area, and two quiet meeting rooms equipped with a beamer and whiteboard. Pricing starts at €149/month and is genuinely all-inclusive: coffee, tea, water, Wi-Fi, electricity, and service charges are bundled in from day one. Meeting rooms are bookable from €25/hour with no long-term commitment, and optional catering is available for workshops. The building is shared with just three established tenants, so the community stays small, friendly, and easy to navigate — popular with Leipzig freelancers and early-stage founders who want a professional setting without the corporate chill. Parking sits in the rear courtyard, and the S-Bahn runs direct to Leipzig Hauptbahnhof in minutes.
100 Essener Straße, 04357, Leipzig, Germany
Die Villa Leipzig sits in the city's northern district — a practical, well-connected part of Leipzig that often surprises newcomers with how easy it is to get in and out. The Neue Messe trade fair grounds are five to ten minutes away, the city centre is reachable in around ten minutes, and Leipzig/Halle Airport is roughly fifteen minutes by road — useful if you work with clients arriving by air. The Sachsenpark retail and logistics hub is also nearby. For public transport, tram lines 1 and 9, buses 70, 80, 81, 82, and 90 all stop within a few minutes' walk of Essener Straße, and S-Bahn line S4 runs direct to Leipzig Hauptbahnhof — the main rail interchange for the wider region. Drivers will find free parking in the rear courtyard, making the villa genuinely multimodal. The nearest named transit stop is Leipzig Mockauer Straße.
The venue is located at Essener Straße 100, 04357 Leipzig (northern Leipzig). The reception is situated on the ground floor and also receives visitors and clients. Parking spaces are available in the rear courtyard (bookable separately). Public transport stops for tram lines 1 and 9, buses 70, 80, 81, 82, and 90, and S-Bahn line S4 (to Leipzig Central Station) are all within a few minutes' walk. Note: the building is not wheelchair/barrier-free.

I've rented a coworking space here and I'm very happy with it. Everything I need for working is provided. The only downside is that it gets really hot in the attic when the weather is high. Otherwise, everything is great.

The villa offers two very attractive meeting rooms and is easily accessible by public transport. There is also ample parking available behind the villa. We would gladly return.

The villa has been beautifully renovated, and the ambiance is very inviting. The meeting rooms are very quiet and offer a lot of features as a coworking space. Very good value for money in Leipzig.

Seating is highly dependent on the room and is sometimes not designed for 8-hour sitting. Digital equipment is poor. Water supply is OK.
