A converted Victorian confectionery factory, Workspace® | The Biscuit Factory at 100 Drummond Road brings together exposed brick, soaring ceilings, and warehouse-scale natural light to create one of Bermondsey's most distinctive creative addresses. Units range from 401 to 2,810 sq ft — studios, private offices, workshops, and light industrial spaces — each a blank canvas you can fit out and personalise entirely to your brand. That flexibility attracts a genuinely cross-disciplinary community: tech scale-ups, architects, fashion designers, and video producers all share the same Victorian bones. On-site, you get a reception team (Mon–Fri, 9am–5:30pm), 24-hour access, the Gaff Café, a gym, showers, and cycle storage. Step-free access and passenger and goods lifts make the building accessible throughout. With a bouldering centre woven into the wider complex and a thriving Bermondsey food scene at your door, the Biscuit Factory is a workspace built around more than just a desk.
100 Drummond Road, SE16 4DG, London, United Kingdom
The Biscuit Factory sits in Bermondsey, SE16 — a regenerated south-east London neighbourhood that has quietly become one of the city's most compelling creative and food destinations. Bermondsey Street's independent restaurants, bakeries, and galleries are within easy reach, as is the famous Maltby Street Market. Bermondsey tube station (Jubilee line) is a short walk from 100 Drummond Road, giving direct connections to London Bridge, Canary Wharf, and the West End in under 15 minutes. For cyclists, the area is well-served by dedicated lanes and the venue itself has secure on-site bike storage. Drivers will find on-site visitor parking available at an additional cost — rare for inner south-east London. The wider Biscuit Factory complex also contains a popular bouldering centre, making the surrounding site a genuine destination beyond the working day.
The venue is located at 100 Drummond Road, Southwark, London SE16 4DG. A reception team is on-site to assist with access and on-site queries. The building is served by passenger lifts and goods lifts. Visitor parking is available on-site at an additional cost. 24-hour access is available to tenants.

The Internet options is what we dislike the most. The cost of power is the second. £0.35 per kWh is extremely expensive. Over £100 per month for a low speed Internet connection is not good enough in 2025. You can't have your own connection. You are forced to use Workspace's monopoly. It's a tax on innovation. For Internet we use 5G now which is much better / cheaper than what's in the building, but it's suboptimal.

Rats, broken toilets and Con artists. Be very careful! They do not use a holding scheme for deposits and will just keep your money. We showed them actual photos of the floor they claimed £1000 for when we moved in being damaged and they said we couldn’t prove those photos were taken before. Which is bonkers as they were time stamped. The place is a total mess too, massive construction site, toilets always broken, absolutely zero amenities - not even dish soap. It’s very quiet, no social side to it really at all. Also zero help with any issues constantly falling on deaf ears such as toilets and kitchens being in disrepair for days and weeks at a time. There are mice and rats everywhere and droppings. There were lots of hidden charges.

Can’t believe workspace charges full rent for a building under demolition! where there has been a leak in the ladies bathroom for three months, so there is black mould in the bathroom and the cubicle doors don’t close due to the excessive water damage. Also the lift is out of order every other day and to my knowledge the intercom has never worked! Term slum landlord springs to mind. I’ve contacted work space about the bathroom. Given up on lift & intercom. Having access to safe clean bathroom still an issue

Iconic factory building revamped to cute office spaces. The only downside is that the walls are not soundproof, and it is pretty noisy if you use these spaces for work. Overall, I am very fond of this Workspace.

Great bouldering centre with a huge number of routes, there are a couple of locations as part of the factory, within walking distance. The only issue is it can get very busy in the evenings (see photo). Plenty of levels for lots of different climbing skills.
