You are on the South Bank, two minutes from Waterloo Station with Jubilee, Northern, Bakerloo and Waterloo & City lines plus mainline rail to the south coast and west country. The riverside walk runs east past the National Theatre, Southbank Centre and BFI to Tate Modern in 15 minutes; west takes you to County Hall, the London Eye and Westminster Bridge. Lower Marsh market is one block back for street-food lunches, and Leake Street tunnel is the unofficial graffiti gallery directly beneath. The neighbourhood mixes office workers, NHS staff from St Thomas', tourists and arts crowds — quiet enough to focus weekday mornings, lively from lunchtime onward.
Enter via the main lobby on York Road; reception is staffed Monday to Friday from 9am to 6pm and will direct you to the right floor. Day-pass and on-demand visitors check in at the front desk on arrival. Waterloo station (Underground, National Rail, and Waterloo East) is a 3-minute walk via the side entrance facing the South Bank. Lambeth North (Bakerloo line) is roughly 8 minutes on foot. Bike storage is on-site; nearest paid car parking is at Q-Park Westminster a short drive away. Lifts run to all seventeen floors, and the building is step-free from the street.

Review summary
WeWork 10 York Road draws consistent praise for its prime Waterloo location — two minutes from the tube and mainline station — and impressive city views, including a rooftop bar. The building is large and modern, with good connectivity, a cafeteria, and coffee and water available throughout. Some staff members receive warm individual mentions. However, a recurring theme across multiple reviews is overcrowding on the All Access floors, which leads to stuffy conditions, uncleaned tables, and difficulty finding seating. Several reviewers also flag unhelpful or inflexible staff interactions, and the guest sign-in process is described as unnecessarily cumbersome.
Members most consistently praise Equipment, Location, and Atmosphere. The most-raised point to know about is Staff & service.

I really like the space - it was my first time working at wework. But the place for surprisingly quiet maybe bcs I visited on Friday. I have heard phone booths could be busy. There were laptop plug points in the phone booth. But there’s coffee, water and clean facilities in the building. I would come back again.

I went for a meeting 2nd time I’ve used this building and again it wasn’t enjoyable. The rooms are incredibly stuffy and small, the work board pens hadn’t been checked and were worn out. WeWorks are full of Gen Z’s all wearing Adidas Gazelle’s and flared trousers thinking they are really cool and then hiring a huge room just so they can throw a ball for their dog which is always the latest trendy dog breed for 2026

Difficult to get in touch with them, complicated system and simple processes like refunds and contact are so time-consuming and hard.

All Access section is noisy and because it’s so packed, it didn’t smell so good.

Getting in as a guest is a totally pointless and illogical hassle: after registering through an invitation, you have to queue for 5-15 minutes in the morning to get a guest card, which you have to give to the security guard 5 meters away from where you got it - but you still cannot enter the offices, unless someone working there comes down for you 😂 Then you still cannot access your working space without someone else’s card, which means you cannot leave the office for a cigarette, for lunch, or even to go to the restroom, without the help of someone working there 😂 Ridiculous. Why cannot a one-day guest card be provided for visitors, especially given that insider registration is required anyways?!
