The 12th arrondissement neighbourhood surrounding Gare de Lyon is one of Paris's most transit-connected districts. Gare de Lyon station — a short walk from the centre — serves high-speed TGV trains to Lyon, Marseille, and Geneva, Eurostar connections, and RER A and D lines linking central Paris with both Charles de Gaulle and Orly airports. Métro lines 1 and 14 stop directly at Gare de Lyon, making the area reachable from virtually any point in the city within minutes. The surrounding streets along Avenue Ledru Rollin offer a dense mix of cafés, brasseries, and lunch spots, along with banks and everyday services. The Seine riverbank and the Promenade Plantée green walkway are both within easy reach on foot, giving the area a more varied character than a purely commuter environment might suggest. Bus routes further extend connectivity across the eastern and central arrondissements.
Regus Paris Gare de Lyon offers private offices, coworking spaces, and meeting rooms on a flexible basis. The centre also includes a lounge area, staffed reception, cafeteria, and car parking — all within an eight-storey building at 37-39 Avenue Ledru Rollin.
Review summary
Across 36 detailed Google reviews, Regus Paris Gare de Lyon reads as a professionally staffed workspace in one of the city's most transit-connected districts, drawing visitors and regulars who value convenience and reliable human support above all else. The dominant theme across reviews is the team. Staff receive by far the most mentions of any aspect, with members repeatedly highlighting their professionalism, attentiveness, and willingness to accommodate requests — one reviewer singles out "the team's professionalism" with a special mention, a sentiment echoed throughout. The location reinforces this appeal: members describe it as "a strategic location for meetings," with Gare de Lyon on the doorstep making it a practical base for clients and colleagues arriving from across France or beyond. Quietness and competitive pricing add further reasons to choose the space for focused half-day or full-day use, and meeting rooms are noted as being supplied with coffee, tea, and bottled water. Where the experience is more uneven, reviewers are candid. The atmosphere draws more critical notes than praise, suggesting the space can feel functional rather than warm depending on the day. Wi-Fi reliability is flagged as inconsistent — one member describes a connection that "came and went, and was slow" — and the on-site equipment is considered limited. A few members also note the absence of dedicated quiet calling rooms or phone booths, which may matter to those needing private calls alongside their desk time. Cleanliness receives broadly positive marks, though with occasional exceptions.
Members most consistently praise Staff & service, Location, and Quiet & focus. The most-raised point to know about is Staff & service.

Run away! Catastrophic management of a registered office contract. Impossible to contact anyone to obtain the documents necessary for a business address transfer. Impossible to cancel the contract. I've been waiting for two months for a refund of the money I paid when I signed. I keep receiving all sorts of reminders (satisfaction surveys, documents to provide, invoices to pay) even though the cancellation was sent by registered letter and they duly received it. Help!

The offices are bare and basic. Nothing special about this place. Regus is miles and ages behind WeWork.
