This place has been a complete nightmare from day one. My problems started as soon as I moved in. It took almost two weeks to receive a key card to access the building due to their internal issues. I had early morning meetings and was simply told to work from Pret A Manger until they sorted it out, which is completely unacceptable for a serviced office. The biggest issue is the lack of air conditioning. There is effectively no working air conditioning in the building, which is probably why it’s often so empty. During the recent 34°C weather, the office was unbearably hot. Before signing the contract, I was told someone would be coming to fix the air conditioning. Once I’d signed, I was told it was an old building and that it simply doesn’t work. Working in these conditions is exhausting, you become hot, uncomfortable, and drowsy. I’ve raised this issue multiple times with no resolution. I was even promised a fan over a month ago, which never arrived. Speaking to other tenants, they’ve told me this has been an ongoing problem for years. I highly suggest you visit in personal to understand how difficult and unbearable it actually is, all doors remain open due to the heat - someone was even taking meeting in the hallway as there is a small window there. The facilities are equally disappointing. The toilets are frequently dirty, blocked, and often have no soap, with filthy floors. Cleaning is supposedly included in the contract, yet it’s almost impossible to get the office cleaned properly. There always seems to be an excuse. To make matters worse, the taps don’t even provide cold water. Before I moved in, I was promised my office would be freshly painted and cleaned. Two months later, despite repeatedly chasing this, nothing has been done. I also asked to move to a different office because of these issues, but the sales team completely ignored my request. As a result, I’m now looking to move elsewhere and will have to pay another deposit and additional costs just to escape this place. Overall, the staff have been unhelpful, promises made before signing the contract have not been honoured, and genuine concerns are ignored. My advice: avoid this place. Don’t rely on the promises made before you sign, as my experience has been completely different once I became a tenant. I genuinely cannot wait for my contract to end. Good luck with the lifts too. 😭

Overall Experience: Extremely Poor STAY AWAY This has been, by far, the worst serviced office experience I have had in over 15 years of using serviced offices globally. Our issues began immediately upon moving in, with a water leak in our office. While we were moved to a different unit, no compensation, apology, or proactive follow-up was provided. This set the tone for the remainder of our tenancy. Throughout our time at 48 Warwick Street, the building suffered from persistent fundamental failures: * Lifts were frequently out of service for extended periods. Even now, there is an electrical shock when pressing the lift button, which raises serious safety concerns. * Toilets were consistently problematic — blocked, unusable, and unsanitary. There was no proactive maintenance, no clear communication, and no interim solutions when issues persisted. * Security was wholly inadequate. Our unit, along with three others, was broken into and equipment was stolen. There was no meaningful support from Regus: no proactive communication, no follow-up, no apology, and no compensation. Compounding these operational failures was poor account and contract management. Administrative oversights (including failure to update account administrators) resulted in us missing critical renewal communications and nearly being locked into an incorrect long-term renewal. Again, this was handled reactively rather than responsibly. At every major failure point — the water leak, sanitary issues, security breach, and contract errors — Regus failed to engage proactively, failed to take ownership, and failed to support us as a client. Regus has never been my preferred serviced office provider, and after this experience, it will NOT be considered in the future. Given the severity and consistency of the issues, I will actively advise others to avoid this location and Regis overall. Had Regus worked with us constructively and taken responsibility, this outcome could have been very different.

First time booking Regus in Piccadilly. Unfortunately we did not encounter a good experience at all! I made the meeting room reservation 1 month in advance and literally at 4:30pm the DAY before our arrival, I received an email completely out of the blue to say our booking had been cancelled. This was a complete shock which caused a lot of panic and upheaval searching around to try and source another location at such short notice, especially as our reservation was for a fairly large group of 18 people. I contacted Regus immediately and was advised the room we booked had flooded a few weeks prior, which resulted in no power to the sockets in the room. Unfortunately Regus made no contact or attempt to notify us of this issue in advance. They did eventually allow us to rebook the room, but we didn’t have any working power sockets which wasn’t practical. In addition to the poor communication, we were not particularly made to feel welcome on arrival and there was no basic show around of where our meeting room was located within the building etc. I regularly arrange venue bookings for my company but unfortunately I won’t be using Regus again or recommending them!!
